Tips for your renovation project
Set aside 8-10% of your total budget. There can always be surprises, which you can then pay for from this reserve. Typical and unpleasant surprises can be:
When wallpaper is removed in an old building, the plaster comes off the wall with it. The walls have to be re-plastered and filled.
In the bathroom the old tiles/floors are being removed and some of the wooden beams underneath are rotten and need to be replaced.
Cables in the wall are no longer usable and sometimes have to be replaced.
If you receive different offers from different trades, look very closely at the individual items when comparing them. If a provider is significantly cheaper, be skeptical - why would someone give away money? (Providers who do not receive a recommendation and who keep trying to get new orders by offering very low prices are usually particularly cheap).
It is not uncommon for necessary preparatory work (primer coats, priming, prescribed leak protection coatings on bathroom floors) to not be carried out (which in turn makes the offers significantly “cheaper”).
The painter will also be involved in laying electrical cables, connecting switches and sockets, and connecting the stove. If this is not done properly, your expensive electronic devices and computers can quickly become damaged.
Taps and drains are “connected” by the painter or bricklayer. If a leak behind the sink cabinet goes undetected for weeks and the resulting water damage occurs, you may be faced with immense repair costs for the building (you will probably never see the “one-stop shop” company that carried out the work again).
Partition walls are often removed "quickly and easily" without precise knowledge of the static conditions (approval by a structural engineer usually costs no more than 300 - 400 EUR. The "cheap providers" often forgo such items). However, the large cracks that appear in the building are then your (expensive) problem later on.
